Hi everyone , would appreciate some help as I am having trouble with the hot water in my apartment , the apartment is only 8 years old and lived here all the time .
Past few weeks have been having trouble when showering in the en-suite bathroom , the shower starts off warm then goes cold within 1 minute , also if u check taps same problem warm then cold ,
The boiler timer (horstmann economy 7 quartz ) is set to heat in middle of night like 2am till 7 am , looks like that is working as if I change current time to 2am so timer activates think it does heat up but still same problem water goes cold way to quickly , the boiler is making the boling sound like water is heating (pulsacoil2000) , would really appreciate any advice from you guys many thanks Matt
 
i guess you will have 2 immersion heaters 1 at the bottom and 1 mid way i would guess that the bottom heater has failed so you are only getting 1/2 cylinder of hot water

Hi tom609 , thanks for getting back so quick , no idea if I have immersion heaters , I know that one the immersion is not working hasn't for a while , and a friend of a friend has changed the heating rod a few times it like It keeps burning out so I am guessing that's in immersion number 2 , any idea why the rods has had to be changed a few times in past few years ? Would it be because the other immersion is not working so number 1 is working harder ?? Sorry for all questions , thanks again for help

The pulsacoil also suffers from the relays overheating and cremating the wiring.
I recommend that you get someone in who knows what they are doing to investigate.

i had the exact same problem a month ago, and the plumber thought it was the element so replaced it. the problem continued after the replacement so replaced the control unit for the economy 7, think a relay inside it must have gone or something. worked fine after both were replaced, but the headache of draining the system etc, guess you can check the element prior to removal with a electric meter?
