Hi plumbing people

My system is open vented, fully pumped and was installed in 1990. It has a Honeywell 3 port valve stamped F5-9504. When the heating is in use, the hot water gets much hotter than the temperature indicated on the tank thermostat. If I start the system from cold and set the controller for ch only, I can feel the pipe to the coil in the cylinder heating up. Also if I call for hot water only, the rads get luke warm. So I am confident that the problem is that the water is leaking past the rubber ball i.e. the valve does not close off either of the output ports properly.

When I had similar problems 6-7 years ago, I was able to replace the rubber ball and the plate and all was well. The problem is that I cannot find such a thing for sale anywhere. I would be most gratefull if someone could point me in the right direction.

Thanks
