zONE VALVE REQUIREMENTS

Hi Chaps its been a while since i posted on here but i have a query regarding zone valves. Im sure i have read or been told that all houses over 150 sq m has to bee zoned but you cannot use a 3 port valve but you have to use 2 port zone valves, Why is this?
