I am viewing a property just after Christmas that has Gas warm air heating, as far as I know the system was installed in the 1970s when the property was built. I will be renting out the property so don’t wish to be taking on a problem.

I have no experience of such systems. What can anyone tell me about them?

What should I be looking for when viewing the property?

If I make an offer on the property how do I find someone that truly understands such system to check them out?

I will go back to my source whom quoted this info in ft of me to a charity manager who owns 300 homes that we look after and will report back.

However it still begs the question (hot air systems) why do obviously inexperienced ( but who must be competant and gas safe etc) INSTALLERS only quote their customers to install systems that might not give their customer the full ticket on what is best for them ?

LACK OF EXPERIENCE IN DEPTH maybe
Sadly a LOAD of TOSH

By 2018 any rental property only needs to achieve EPC of E, hardly difficult to achieve.

Re renting;

from here;

http://www.decc.gov.uk/assets/decc/...219-energy-act-2011-private-rented-sector.pdf

• Following this, from April 2018, private rented properties must be brought up to a minimum energy efficiency rating of ‘E’. This provision will make it unlawful to rent out a house or business premise that does not reach this minimum standard.
• This requirement is subject to there being no upfront financial cost to landlords. Therefore, landlords will have fulfilled the requirement if they have either reached “E” or carried out the maximum package of measures funded under the Green Deal and/or ECO (even if this does not take them up to an ‘E’ rating).
