Lady again. Hard water area needs a filter on cold water feed. And I would say a magnetic thing that draws the metals in the water to a cleanable filter thing. Make sure the condensate pipe is not connected after a washing machine in line. Washer pumps water and bacteria back into the system. Sometimes there is no return valve to stop this happening. Idiots tack them off. Plus I really hope you sort it. Hopefully it just needs a drain a clean and the right chemicals. *** Liz
