No two jobs are the same. Obviously you can work out materials easily enough and stick a percentage on top to cover the time spent sourcing, ordering, laying out cash etc, but the rest depends on how much lifting floorboards, chasing walls out, joinery work, making good etc is needed. Just divide into bite size tasks and work out separately.

I've just given an estimate to a guy who works overseas wanting exactly the setup you said. I haven't seen it yet but I said normally they work out around £4k including the VAT. That way I make around £1,600 for the work on top of minimal profit on materials. So hard to make any profit on boilers and other CH materials.
