It's a Barsteward to clear and nothing says FU like a bit of well planted vine weed.

Another bad/good suggestion is to spray paint 'Peado' on the front of his house. Although I think a prompt retreat to another area sounds like it should be on the cards should you choose any of these options.
i hate 'connected' bullies like these. I feel for you and although not in rented accommodation have similar neighbours to the ones you describe as your landlord. They use the beaurocratic system to their own ends.

Although it may not do your case any harm to pay what you think is reasonable, say £100, I would pay them NOTHING but offer in writing to pay only what is "fair & reasonable" for the small job & call outs.
Make sure you have very polite & accurate letters stating your case & showing you point. These letters would be scrutinised by a judge later & your real standing will be seen, therefore they will be strong evidence. Also consider taking photographs of the boiler - if it looks a bit neglected condition it will not look good in court for the landlord & engineer.

He-he, I've had quite a few of these bad/good ideas already but will definitely wait for dust to settle before any may come to fruition!
Emphasise on the MAY come to fruition!
The beaurocratic system definitely needs a lot of changes before it becomes impartial, fair and just.
The policewomans response to our complaint of criminal damage and harassment was 'he owns the house, he can do what he wants' Anyway, I'm going to end that train of thought here before I start a rant!
thank you :)

Theres a lot being said when only one side of the story has been heard. Theres a lot mkre to this than the info given.

Tenant is the legal owner of the house for the period of the contract ! Landlord has authorised tenant to be legal ocupair of the property with a limited rights but he can not do what ever he wants ! He can go to ffff off and that is his problem but you can not be force to leave house unless you havesome
where else to live and finding next house could take you as long as you wish !!!

It was a weekday, called him in the morning and told him to come at his convenience. He came 2 days later about lunchtime. The property is rented, he is a friend of the landlord and the landlord has stated we are only allowed to use his approved engineer - of which he is the only one.
thanks for the swift reply.

Go to Court and tell the judge this.
You were told by the landlord to call this person and this person only.

You called this person from direct instruction from the landlord.
Ask the judge to have the bill forwarded onto the landlord.

Judges deal with these situations on a daily basis...they can smell a rat a mile away.
Go have your day in court and have some faith in the system.

As a tenant you have some rights....and you were acting on the landlords requests.

If you are worried about the 'Freemason' connection...go to your local MP or newspaper and have the story put in it.

There's nothing like a Rogue Landlord or Plumber that make front page news....

Being realistic and on the assumption the other side of the story is as stated then,

You'll will have to leave in 6 months anyway, maybe now is the time to look for somewhere else.
The heating engineer won't be pursuing you for any money if you've left the property, he'll be too busy on the new build.

You can't legally be evicted just for not paying the rent.

Sorry I'm very late on this thread, so apologies if the has been said already, but here goes. Why don't you get a friend to phone this engineer up and enquire about work and ask what his standard hourly rate. I bet its cheaper than what he has charged.

Thank you :) I didn't really expect so many replies and only really expected a couple of people to give an estimate of what they would have charged!
i do believe the landlord was responsible as thefts from our home also coincided with damage to our vehicles left on the drive overnight, both these things started happening as the landlord received approval for the planning application.
neither the police nor any other local authority would help us. In our area the landlords family are involved in many important jobs and local positions. In addition the landlord is a Freemason (the idea is laughed at by many but down here the Freemasons are still very important) - we have little faith that a local judge will be truly impartial which is why we are looking for help and advice from as many people as possible.

I think you might need to call in Simon Pegg and Nick Frost in their Hot Fuzz personas.
The whole set up in your neck of the woods sounds just like the films script!:smug2:

Speaking as one if this is the kind of behaviour these guys are partiipating in then please pm me their details and what area they are in.

This behaviour is not taken lightly by the Masonic fraternity as it goes against the UGLE code of conduct and does no good to the good name of the order.

This thread is stupid man. Am I the only one who thinks its nonsense???

its gone from expensive jobs to owls in barns and Japanese knotweed to Freemasons and crooked judge and coppers and a landlord that robs his tenants and damages their cars.

Heres a piece of advice........MOVE OUT :)

having lived in Devon for 12 years, in a small place, my advice would be to take it slowly and eventually you get accepted and become part of the community, somewhere along the line you have probably upset the locals, however you seem to have no faith in anyone and tar the world in general and this could be part of your problem overall

Careful, same could be said to you ;)

Your not the only one who thinks this is a stupid thread Tom.
This is a no brainer. Let him get advice from citizens advice or a lawyer.

Definitely came in to late with this thread. As did not read past the first page made a comment on the last as I could not be assed to read the rest. so in the end have to agree having read the last did not miss much.

Hi, I'm a landlord - It is landlords responsibility to upkeep all hot water/ + heating in working order not the TENANT. nothing to do with Tenant to pay this. Try Landlordzone forums - there is a tenant section on there. good luck

NOT TRUE it all depends on what the contract says and what the tenant has agreed to do!!

Landlord does have a responsibility on domestic properties to provide the minimum facilities.

not what I was refering to, as it is possible to write any variation you like into a tenancy agreement and if the tenant signs up to it then its legal, especially so in the wilds of the country side where issues of water supply and heating may occur, or if its a mixture of domestic and commercial or agricultural properties etc etc etc.

Start planting Japanese vine weed in your garden and add fertiliser to help it spread like wild fire. Then have the last laugh as the muppet has to spend thousands removing it before any building work is done.
Alternativly claim to have spotted a rare species of bird breeding somewhere on the land and inform the RSPB and watch his planning permission be put on hold whilst he has to fund investigations into wheather or not the development can go ahead due to disturbing the birds.

This may/may not be good advice.

Even better find a family of breeding newts in your bathroom. Your landlord will then NEVER be able to dismantle your bungalow to build new houses!
