About 8 years ago the valve under the sink burst. Major flood. They capped the hot water pipe to the washer and apparently replumbed everything g else. Since then I had very low hot water pressure in kitchen through a single faucet double tap style tap with two flexi hose under the sink. I complained a lot and I was told by council it was the tap. But they won't repair taps. I did get a new boiler last month, nice new combi which says pressure is 1.2. But since that was fitted I have no hot water at alldownstairs. Just very low pressure cold from the hot tap and normal from the cold tap. Upstairs works great. When I turn the hot tap downstairs it doesn't trigger the boiler. The boiler man said it's the pipes. But the water guy said it was the boiler. I've purchased a new tap, was gunna get a plumber but wondered does anyone k ow what's going on? I would like to think someone checked the valve along the way and also it may be nothing, but since the boiler was fitted I've had a leak out the capped hot water supply to the washer. There is a red knob there and it's off. Only have cold to washer. I'm so fed up of having no hot water and council saying its not their problem. Could it be the tap? But if so why did it get worse with new boiler. Could there be a valve unopened somewhere but wouldn't that mean I get no water? Please help.
 
Is there a ball valve on the flexihoses? Might be worth checking that the hot water one hasn't been knocked or something and is restricting the water to the tap.
 
if you have a flexible pipe to the mixer set on your sink the pipe that connects to the flexible pipe on the sink could be kinked like bent over as a result this is how you have no hot water .if you have a hot connection at the washing machine this is probly blanked or knocked off take of the blank on the washing machine tap and put a washing machine hose on the the hot marked in red on the washing machine valve run this hose into the sink or into a bucket it should at best fire your combi boiler and you should have hot water a big factor with all these combi boilers is mains water pressure this should allways be checked when there is peak demand on the mains water in your area . That said if your boiler is right beside your sink in the kitchen it's the first place you should have hot water and possibly less pressure in your hot tabs in your bathroom first place I would check flexible pipe at sink and if you are renting this property from the local housing authority its up to them the local housing authority to fix these issues not up to you if you are renting there has to be some were to complain about this if you do nothing it will just be nothing done ring this local authority every day to fix your problem .
