Did you bring to customer atention that they have asbestos cold water storage tank ?

Yes, all in progress now. I shudder to think what other liberties were taken. These particular bungalows have a very generous loft. The previous owner converted the loft without LBC and the new owner is beginning to regret his purchase. It is a shame as he is in his 80's and is now spending what little he has left making this place safe.

lots of ensuites? re light fitting, try looking for some insulation on the choc block fittings
 
Pipe work is mr DIY work I understand , but what is wrong with the light ? I don't know much about electrics , pls explain

The wires from the lamp should be tucked through special lugs on the 'rose' which take the weight of the fitting. Where that's not been done the fitting has pulled the live and return down from the rose and they were touching with lots of burn marks in the fitting and light switch! 🙂
 
Found this condense discharge pipe today. Terminated all over the window sill 🙂

I take it the 15mm copper is the PRV, where does that finish?

Blocking this vent is no real problem. No gas appliances on this side of the big house.

But top marks for the use of a wheetabix box. That's blue Peter at its finest!!

Obviously his solicitor and surveyor didn't do their jobs properly!
 
Shocking one really, I shut this boiler down a few months back as the flue had come apart due to not being clipped at all, l/lord go original installer back to repair (I'd recommended complete flue replaced as damage to inner flue duct at joints). Got a call again today from tenants as smelling this is what I found.

POC still escaping, hence the staining, also spilling into the floor void and into the bedroom above, you can see staining above the skirting! L/Lord has seen sense and whole flue is being replaced next week.
