oh and i found out it was only 3 months old an it was fitted by....... you guessed it a polish guy who they nicknamed leaky jimmy because he always leaves a leak, wtf did you keep using him then ???
 
It was an arabic restaurant which usually says it all, with a new owner who's only had it 2 weeks, its like a minefield with botched jobs, need to put an unvented direct cylinder in its place soon I don't think hes going to like my prices for some reason ?

only had it for 2 weeks ! always the way !
 
I dont know whos to blane though ! The cutomer or the cowboy ! Ok the customer might not understand electrics but from what the shower looks like with flexi etc id say its wrong !

Picture doesn't really do iy justice but the top of the combi boiler was 3" from the wall.

Been like that over a year and has just been passed by bg on a service/safety inspection....

Been to look at a job today that's gone south. The "plumber" has walked away with 80k in his pocket and its a shambles. Four bedroom house with a floor standing combi in the loft (MI states has to be inside the living space). UFH has to be on down stairs for the upstairs UFH to work. 28 meters of 15mm CU to the boiler. Pics to follow after a report.

Even that I am sure the system is earth good enough to take current away ! Copper pipe for the gas is earthed ! Estical connection to boiler is earthed ! All you need to do to realise if a system is earthed is to do a continuity test from any electrical socket in the house to boiler or any pipe work : on the electrical sockets/spite there is two screws touch one prob on the screw and the other on the copper pipe and that is the test ! One off my mates is a tester and he says even nutral is classed as earth ins way ( I don't know how but this is what told me )

Neutral and earth both go back to the same point at the source of power. I.e the transformer/generator at the power station. There are different ways of it getting there, i.e. TT, TNCS, TNS.
 
It'll be interesting when the section between the branch and where it comes through the wall eventually collapse. And even more interesting if they try and use that tired looking wooden ladder to repair it.
 
Had a call out yesterday (saturday). New tenants moved in Friday, switched immersion and boiler on. That evening the landing was full of steam and water dripping off the ceiling, doorways etc. The neighbour had popped in and torn off some boxing in revealing the CWST which has been boiling. This is sat above the stairs on chipboard then on 3 steel bars - the heat of the water had flexed the tank, not so visible in the photos. No prizes for working out the cause....

Took ages to find the cold water feed to the cylinder, that too was expertly boxed in, almost invisibly. The box also houses the circ pump - a good find. Sadly I had already drained off the CWST and cylinder as it was leaking badly from the immersion.
