found one today in my girlfriends new flat, she has just moved in so i done my nosey came across the electrical meter with scorch marks above the shower fuse, removed the fuse and it falls to bits, completey burned, opened up casing to discover wire completely melted and other wires in fuse board scorched, turned the power off to house then came across the gas meter which is out of reach as well as the ECV with no AECV fitted, boxed in above a built in cupboard with high ceilings so it is AR, I will try get pictures of it.

letting agency sends out a "handy man" who claims he fixed it, I go back up and all he done was turned power back on to house :rant:

fire waiting to happen, do letting agencies think this is an acceptable electrical installation ?

some pics of the gas meter and new fuse board, whoever has built the cupboard is to blame but I would class it as AR because I can't reach the valve, whats the chances of getting the landlord to sort this lol bearing in mind I am not employed to do a gas certificate its my girlfriends flat.

she hasnt had a gas certificate and i had to tell her to provide photographic evidence of the fuse board after they sent a handyman who just turned the power back on to house, they got their own sparky out to fix it as landlord was on holiday.

I was under the impression that the electrics had to be tested and approved before each new tenant ?

ASFAIK the electrics need a yearly inspection,most landlords dont bother though
 
Electrics are still optional ATM
 
No Tamz this was in kit unit only accessible from inside, she had a new kitchen fitted and they adjusted pipe work. Funny thing is its been serviced and not picked up :-@
